Check-In & Check-Out

• Please refer to the Departure Checklist section of this guide.

General Rules

• Please remove shoes at the door to keep rugs and floors clean.
• We are on a private septic system — please flush only toilet paper and bodily waste. No wipes, paper towels, or feminine products.
• Pets are not permitted on the property.
• Jumping on beds is prohibited. Please use extra caution on the triple bunk beds.
• Candles are not permitted anywhere in the home or barn.
• Smoking inside the home or barn is strictly prohibited. Smoking outside is permitted — please clean up all cigarette butts and any other debris before departure.
• Illegal activities are strictly prohibited on the property.
• Only the approved number of guests and overnight visitors is permitted.
• Large events, disruptive gatherings, and parties are strictly prohibited.
• Please do not tamper with smoke alarms, carbon monoxide detectors, water sensors, or the Google Nest doorbell camera.
• All trash must be placed in the designated bins outside.
• Please use caution with the two green reclining chairs in the living room — if reclined too far, the chair will tip completely backward.
• Watch your head when walking down to the lower level.
• Turn off all lights when leaving the property.
• Be sure to turn off the stove and grill when not in use.
• Turn off all electric fireplaces when not in use and ensure the outdoor fire pit is fully extinguished before leaving or going to sleep.

Water Filtration System

Every three days, our water filtration system runs a maintenance cycle from 1:30 AM to 4:00 AM. You may hear a gentle humming sound during this time. Toilets are perfectly fine to use throughout the cycle. However, drinking water during this window may taste slightly off — it is not harmful, just a heads-up. Thank you for your understanding!

Damages & Issues

• Guests are responsible for damages beyond normal wear and tear.
• The home must not be left in a condition requiring deep or excessive cleaning — additional fees will apply.
• If something breaks, is lost, or malfunctions, please let us know immediately. We understand that accidents happen and will work with you reasonably.

Televisions

Living Room — Samsung QN90F 75" with Soundbar

The living room features a premium Samsung QN90F 75" Neo QLED 4K television — one of Samsung's flagship displays, known for its stunning brightness, razor-sharp picture clarity, and rich, vibrant colors. Whether you're watching a movie, a game, or your favorite show, the picture quality on this screen is truly something to experience.

Paired with it is the Samsung HW-QS700F soundbar, which delivers immersive, room-filling audio with deep bass and crystal-clear dialogue. Together they create a genuine home theater experience right in the living room.

• Power on with the Samsung remote — the soundbar activates automatically.
• Press the Home button to access Smart TV apps.
• All major streaming apps are pre-installed — Netflix, Disney+, Max, Hulu, Peacock, Prime Video, YouTube, and more.
• Sign in with your own streaming credentials. All accounts are remotely cleared at checkout — nothing you need to do.
• Use the TV remote to adjust soundbar volume.

Bedrooms & Basement Lounge — Hisense 43" (Roku TV)

• When you first turn on the TV, Roku prompts you for a Guest Mode checkout date. Enter your departure date — all logins clear automatically.
• All major streaming apps are pre-installed. Sign in with your own accounts.
• The basement lounge TV has a Bluetooth soundbar (Samsung HW-B630F) that pairs automatically when powered on.

Amazon Alexa & Music

Echo devices are throughout the property — an Echo Studio in the living room, an Echo Studio in the basement, and an Echo Dot in the barn. The Echo Studio is Amazon's premium smart speaker, delivering rich, high-fidelity sound with deep bass, clear highs, and immersive 3D audio — perfect for filling a room with music.

• Wake word: just say "Alexa" followed by your request.
• Amazon Music Unlimited is included — ask Alexa to play music by genre, artist, mood, or song. No ads, no interruptions.
• Example: "Alexa, play country music" / "Alexa, set a timer for 20 minutes."

Electric Fireplaces

Living Room Fireplace

Built into the TV console. Use the remote (on the console) to turn on, adjust flame brightness, and set heat. Features flame-only and heat modes. Please turn off when leaving the room or going to bed.

Dining Area Fireplace

Operated directly on the unit — there is no remote. Use the controls on the fireplace itself. Please turn off when not in use.

Air Conditioning

Window AC units are installed in the bedrooms. Use the unit's built-in controls to adjust temperature and fan speed. Ceiling fans are also available in the living room and master bedroom.

Kitchen Appliances

• Air fryer — liners are in the labeled drawer next to the appliance.
• Griddle, microwave, and toaster are all available and ready to use.
• Washer and dryer — detergent pods and laundry essentials are on top of the machines.
• Dishwasher pods are found under the kitchen sink.

Weber Spirit Grill

• All grilling accessories — spatula and cleaning brush — are in the compartment beneath the grill.
• To ignite: turn on the gas, press the igniter, and allow a few minutes to preheat.
• Please clean the grill grates with the brush after each use.
• Turn off the gas at the tank when finished.

Safety & Emergency Supplies

• First aid kit, fire extinguisher, and fire blanket are mounted on the wall at the top of the stairs leading to the lower level (off the kitchen).

Linens & Bedding

• Extra towels are on the towel racks in the bathrooms.
• Extra toilet paper is stocked in each bathroom.
• Extra sheets and pillows are in the closets in the king and queen bedrooms.
• A pack-and-play and cots are stored in the left hallway closet heading toward the guest bedrooms.
• The basement lounge futon is heavy — to convert it back to sofa position, pull from the back and push the front in until it locks.

Personal Care

• Floss, makeup removal wipes, and feminine hygiene products are available in the bathrooms. Please take only what you need.
• A hairdryer is located in the main bathroom.

Kitchen

The kitchen is fully stocked with cookware, utensils, plates, glasses, and everything you need to prepare a full meal. If you notice we are running low on anything, please let us know.

Outdoor Areas

• Fire pit near the Adirondack chairs — a large pile of firewood is stacked next to the fire pit for your enjoyment, along with a fire poker. Please be considerate of future guests and avoid burning through the entire supply in one evening. Bundled firewood is available at TOPS Friendly Markets and Walmart Supercenter, both in Watkins Glen.
• Starter firewood & firestarters — Lightning Nugget firestarters and starter firewood will be left near the patio door and next to the grill, complimentary for your use.
• Propane fire pit on the patio — please place the cover on when not in use.
• Patio umbrella — please close when not in use.

Kitchen

• Run the dishwasher before you leave (pods are under the sink).
• Wipe down the stovetop and counters.
• Dispose of any open or perishable food from the refrigerator.
• Tie all garbage bags and place them in the outdoor trash bins.

Bedrooms & Bathrooms

• Pull used sheets off beds and leave them in a pile at the edge of each bed.
• Bring all used towels to the main bathroom and leave them in a pile.

Outdoors & Patio

• Place the cover on the patio propane fire pit.
• Close the patio umbrella.
• Cover the Weber grill.
• Ensure the outdoor fire pit is fully extinguished with no remaining embers.

Barn

• Return all gaming equipment to its designated shelf and put covers back on tables.
• Close the barn doors.

Final Walk-Through

• Turn off all lights throughout the home and barn.
• Turn off all electric fireplaces.
• Make sure the stove and grill are off.
• Close and lock all doors and windows.
